Shortly after writing the previous blog post, the husband of a couple that had interest in our Edwin project gave us a call asking if we were working on anything. We said that we were, and he came and toured the home on the Monday following our preview party. After he visited the property, he brought his wife to see it, and they made a full-price offer on the spot.

In the days since, we have finished the remaining details, deferring to the future owners’ preferences whenever we can. It has been lovely working with them and seeing their excitement. They have been meeting their new neighbors, in a socially-distant way, of course, and making plans for how they will live in the space. We worked with them in building a large deck on the back that will supplement the under-roof square footage. It has tall support posts just right for hanging market lights or a shade fly. Look for our project page to go live with photos of the finished project early next week.

We hand the home over after the closing on Tuesday, April 7. Considering all the Coronavirus precautions we must all observe, we are so very thankful to have sold the home without going through the marketing process of open houses and showings.

On Wednesday, April 8, we will close on our next project. It is located in the VECA neighborhood and very, very close to Rhodes. The anticipated finish date is around the first of August, assuming we will be able to work at a somewhat normal pace as construction is considered an essential service. Right now, we estimate the price will be in the $190,000s. If you know of someone interested, please send them our way.

Haint Blue

In spite of the tremendous amount of rain that has slowed the outdoor work, we are down to the finishing details for the Midtown Turnaround. The results of this renovation have exceeded our expectations, and the home is lovely, functional and welcoming.

We have observed the Southern tradition of painting the porch ceiling a color known as “haint blue” in several of our renovations. This tradition started in the Charleston area where John grew up. By doing this, each property carries a reminder of home for him. Here is a link that tells more about the color and what it means.

Although the renovations are not completely finished, we are hosting a preview on Friday, March 6 from 5:30 to 6:30 p.m. for those who are seriously interested in purchasing the property. Give John a call at 901-569-0211, and he will provide the address and other information.

Because the weather has been good, we have been able to start cleaning up the exterior and painting the windows. We will start painting inside once the wall and trim repairs are complete.

Kitchen design? Done. We have figured out a really workable floor plan and beautiful dove gray cabinets have been purchased. Appliances have been ordered and we have chosen pendant figures to complement the granite countertops.

A second bath? Yes! We have captured space and created a full bath and a walk-in closet. In doing so, the home will now have a master bedroom suite.

Floor plan update? Check. By closing a doorway and removing another, we have changed to traffic flow of the house so that rooms are more usable.

More storage? Yes. In addition to the master bedroom closet, we have added a kitchen pantry and a linen closet in the second bath.

Where to put another bathroom? Where can a closet go? Should we close that door and open up that wall? The budget for this house is tight, what is the return for this choice? These are all questions we are asking as we finally start on our next project that we are calling a Midtown Turnaround. It is a great house that needs updating and repairs. We are on it and hope to have the home ready for the market in March.
